There is a duty under Health and Safety Law on all employers, and those in charge of buildings, to have their buildings inspected for asbestos-containing materials.

If you are buying a commercial or domestic property you will need to know if there is asbestos in the building. To identify asbestos-containing materials JB-Monitor can undertake a range of asbestos surveys:

  • Asbestos Management Surveys
  • Asbestos Refurbishment Surveys
  • Asbestos Demolition Surveys

All JB-Monitor asbestos surveyors have the required BOHS (British Occupational Hygiene Society) qualifications and are deemed competent. All asbestos surveys are carried out with reference to HSG264 ‘Asbestos: The Survey Guide’ and are UKAS accredited (0294).

We have considerable experience in surveying a wide range of building types from public sector schools and hospitals through commercial premises to houses and flats.
Reports can be hard copy or database.

Asbestos Management Surveys

Survey reports can also be supplemented by asbestos registers to monitor on-going asbestos management in buildings.asbestos management surveys

JB-Monitor provides asbestos management surveys in compliance with HSG264 Asbestos: The Survey Guide. The asbestos surveys are UKAS-accredited to ISO 17020 (0294).

Asbestos management surveys are undertaken to locate the presence and extent of any suspected asbestos-containing materials (ACMs) in a building. The survey involves visually inspecting all physically accessible areas of a building. The asbestos surveyor takes samples of suspected ACMs which are returned to the laboratory for analysis. An asbestos survey report is then produced. The report details what kind of ACMs have been found , their location, extent and a recommendation as to whether the asbestos has to be removed or if it can remain in place.

The asbestos survey report will also include a scoring algorithm for all the ACMs identified during the survey. This includes factors such as the condition of the ACM, how easy it is to access and an approximate quantity of the material. An essential part of an asbestos survey report is a clear drawing or plan of the building with the location and extent of the asbestos-containing materials mark on.

Asbestos Refurbishment and Demolition Surveys

At JB-Monitor we specialise in asbestos refurbishment surveys and asbestos demolition surveys. These types of asbestos surveys are required prior to intrusive work on a building. The asbestos surveyor will conduct intrusive and destructive inspections into the fabric of a building. The surveys are only undertaken in unoccupied areas of buildings. We appreciate that damage caused by intrusive surveys can be inconvenient for clients which is why we offer a make-good service as part of the asbestos survey.

Asbestos Re-inspections

JB-Monitor undertakes large and small-scale asbestos re-inspection programmes for public and private sector organisations such as Local Authorities, Health Trusts and Housing Associations. We recognise that all clients have different systems for managing ACMs and keeping records up to date. We have considerable experience in gathering the necessary site information for clients and feeding it back to them in their preferred format. JB-Monitor can also provide asbestos management software to assist clients in their obligations under the Control of Asbestos Regulations 2012.
