About This Survey

A homeowner in Bethesda, Gwynedd commissioned JB Monitor to carry out a full asbestos management survey of their detached residential property. The building is believed to be over 50 years old, and the client had no existing information about asbestos in the property. With no prior survey on record, a thorough UKAS-accredited inspection was required to establish a clear picture of the building’s asbestos status.

What the Survey Covered

JB Monitor’s BOHS-qualified surveyor carried out a systematic inspection of all accessible areas of the property on 3rd March 2026, with samples analysed at JB Monitor’s in-house Colwyn Bay laboratory on 5th March and the report issued on 9th March 2026.

Areas inspected included the entrance porch, breakfast kitchen, dining room, lounge, understairs cupboard, three bedrooms, shower room, landing, roof space, external elevations including the cement undercloak, and the outbuilding shed. All accessible areas were fully inspected with no inaccessible locations recorded.

The survey was carried out in accordance with HSG264 (Asbestos: The Survey Guide) and JB Monitor’s UKAS-accredited inspection body methods to ISO 17020 (accreditation ref 0294). One sample was taken from the cement undercloak on the external elevation and submitted for laboratory analysis in accordance with ISO 17025 (accreditation ref 2075).

The Result

No asbestos-containing materials were identified during the course of the survey. The single sample taken from the external cement undercloak returned a confirmed laboratory result of No Asbestos Detected. The client received a clear, detailed report including room-by-room inspection notes, photographs of every area inspected and a fully illustrated floor plan marking all survey and sample locations.
